2477 Lincoln Street

Last year's Tour-goers saw this College Hill house under construction. Now see the final result! This new home melds compact design with expansive ideas of sustainability. The owner-designer envisioned a three-level home that meets his family's needs while attaining Passive House energy conservation standards. Large exterior doors, movable walls, and rolling doors expand and re-configure space based on needs and weather. The reverse floor plan provides bike storage, master bedroom, office, and guest space at street level. Upstairs, the main living spaces are open to sweeping city views and extended living on a broad, wraparound deck.

Highlights:

  • 1,548 sq. ft. of living space
  • Grid-tied 7.8 kW solar array
  • 3000-gallon storage tank for roof runoff
  • Exterior envelope super-insulated with back-vented rainscreen wall system
  • Highly reflective raised-seam metal roofing
  • Basement garage/shop with alley access
  • Heat recovery ventilation (HRV)
  • Designed for optimal seasonal heat gains/shading
